With final plat applicant shall show storm pipe sizes for all pipes crossing Rosemary <br /> Way. <br /> • Water Supply <br /> There is existing 8-inch diameter ductile iron pipe (DIP)watermain located in the <br /> northwest corner of the intersection of Main Street(CSAH 14) and 24th Avenue. The City <br /> of Lino Lakes Comprehensive Plan designates trunk watermain extending along a future <br /> road extension west of the site. Staff has evaluated the need for the trunk line to go <br /> through this site to meet anticipated fire flow needs. <br /> The applicant is proposing an 8-inch diameter DIP watermain to serve the development. <br /> The watermain will extend north along 24th Avenue and then to the west along the <br /> proposed Rosemary Way and dead end at the end of the proposed road. The applicant <br /> currently shows 8"watermain stubs to each lot to provide service to the buildings. <br /> Comments: <br /> 1. Watermain along Rosemary Way and 24th Avenue shall be 12" in diameter. <br /> 2. Applicant is responsible for verifying water suppression needs for the buildings. <br /> Potential looping within the sites may be necessary. <br /> 3. All watermain stubs shall end with a temporary hydrant and gate valve. Do not <br /> include gate valves on the stub legs of the watermain. Permanent gate valves <br /> will be installed when the watermain is extended in the future. <br /> 4. The Deputy Director of Public Safety- Fire division will review the hydrant <br /> layout. <br /> • Sanitary Sewer <br /> There is an existing 27-inch diameter poly-vinyl chloride (PVC) Metropolitan Council <br /> interceptor line located in the northwest corner of the intersection of Main Street (CSAH <br /> 14) and 24th Avenue. The invert of the stub is approximately 899.93 and is to be field <br /> verified. The City of Lino Lakes Comprehensive Plan designates a trunk sanitary sewer <br /> line to go through this site. <br /> The applicant is proposing to extend the 27-inch line to the north and then serve the <br /> development with 8-inch diameter PVC sanitary sewer. Two 8-inch diameter sanitary <br /> stubs are proposed to serve the proposed buildings. <br /> Comments: <br /> 1. Applicant to install 27-inch diameter sewer along Rosemary Way. The City will <br /> cover the costs of oversizing the sanitary sewer. <br /> 2. Applicant to add City Standard Detail SAN-4 for drop manholes. <br /> 3. Manholes shall not be located within the pipeline easement. <br /> 4. Applicant shall verify if 8" sanitary stubs or 6" sanitary stubs are being installed <br /> to the Lot 1 and Lot 2. Belland Farms plans show 8", but AECP plans show <br /> connecting to a 6" stub. <br /> 5. Staff has concerns with the current location of the sanitary sewer along 24th <br /> Avenue based on its depth. The sanitary is too close to the building to be able <br /> to safely make future repairs. Staff recommends switching the location of the <br /> watermain and sanitary sewer along 24th Avenue. <br /> Belland Farms&Associated Eye Care Partners Engineering Review <br />
