7 <br /> <br />Park Dedication Fees <br />Total # of Lots = 4 <br />x 2021 Park Dedication Fee $3,160 <br />= Total Due $12,640 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical. Tree <br />preservation is especially important within the Shoreland Management Overlay District to <br />prevent erosion, preserve shoreland aesthetics and protect wildlife habitat. <br /> <br />Per the Tree List Inventory, there are 793 trees on the subject site. Per Sheet TR1-Tree <br />Preservation Plan and Sheet TR2- Tree Mitigation Plan, 235 trees will be saved, 536 will be <br />removed in the basic use and non-environmentally sensitive areas, and 22 will be removed in <br />the natural resource protected area. These 22 trees will be mitigated for at a rate of one tree <br />provided for every two trees removed. The stormwater basins were included in the basic use <br />area and they should not. The Tree Preservation and Mitigation Plan shall be revised <br />accordingly. <br /> <br />Landscaping <br /> <br />Canopy cover, foundation landscaping, open space landscaping and buffer and screens are not <br />required for the 4 lot subdivision. <br /> <br />Boulevard Trees <br /> <br />Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. Lots 1-4 <br />contain existing trees along CSAH 54/20th Avenue that serve as boulevard trees. No additional <br />boulevard trees are required. <br /> <br />Sod and Ground Cover <br /> <br />All disturbed areas shall have appropriate ground cover in accordance with Section <br />1007.043(17)(h). <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An Environmental Assessment Worksheet is not mandated. The four (4) unattached residential <br />units are under the 250 unattached unit threshold required for a mandatory EAW. <br /> <br />Great River Energy & UPA Easements <br /> <br />The preliminary plat plan set shows a 70 ft wide Great River Energy Easement over an existing <br />overhead transmission line that runs north-south through the development. The plan set notes <br />“Proposed Great River Energy Easement”; however, the easement exists and is recorded. All
