It does <br />not appear this easement is over an existing utility line. If the easement is not required, it <br />should be vacated. The owner is corresponding with the utility company to vacate the <br />easement. <br /> <br />Wetlands <br /> <br />A Wetland Delineation Report was completed by Midwest Natural Resources, Inc. on October <br />12, 2016. A WCA Notice of Decision (NOD) approving the wetland delineation was issued by <br />VLAWMO on November 14, 2016. The City will require a 75ft wide wetland buffer equivalent to the <br />shore impact zone as a stormwater BMP. <br /> <br />Wetland buffer widths in accordance with VLAWO’s Buffer Management Class are provided <br />on the preliminary plat and have been approved by VLAWMO. A 75 foot wide vegetated <br />wetland buffer equivalent to the shore impact zone area is provided along Wetland A (lake) as a <br />stormwater management best management practice (BMP) to minimize runoff pollutants from <br />entering the lake. The buffer extends 75 ft from the delineated wetland boundary. A wetland <br />buffer declaration shall be recorded. The wetland buffer shall be indicated by permanent, free- <br />standing markers. <br /> <br />The wetland buffer widths have been adjusted according to VLAWMO policy. The driveway <br />on Lot 2 no longer impacts the wetland buffers; therefore, a variance is not needed. <br /> <br />A drainage and utility easement 10 feet above the delineated wetland is provided. <br /> <br />All plan sheets have been revised to show the correct wetland buffer and drainage & utility <br />easements. <br /> <br />
