6 <br /> <br />Per the March 25, 2021 RCWD CAPROC, a stormwater infiltration basin is not required per <br />RCWD rules. However, a stormwater BMP is still needed to meet City stormwater <br />requirements because the site is over one (1) acre. The applicant is proposing to meet City <br />stormwater requirements by constructing an infiltration basin in the south corner of Lot 2. The <br />bottom of the infiltration basin is 906.5 and the HWL of the basin is 907.51, which both meet <br />freeboard requirements in Table 6 of the City ordinance. <br /> <br />Utilities <br /> <br />Sanitary Sewer <br /> <br />An 8” sanitary sewer main exists along Lois Lane. The existing house is connected to <br />municipal sanitary sewer. The new house will also be connected to municipal sanitary sewer. <br /> <br />Watermain <br /> <br />An 8” watermain exists along Lois Lane. The existing house is currently on a private well. A <br />1” water lateral is stubbed to Lois Lane, but is not connected to the house. The existing house <br />shall connect to municipal watermain. <br /> <br />The new house will also be connected to municipal watermain. <br /> <br />Public Land Dedication <br /> <br />The City will require cash in lieu of land dedication for the new lot. Lot 1 with the existing <br />house will not be charged a park dedication fee. <br /> <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2021 Park Dedication Fee $3,160 <br />= Total Due $3,160 <br /> <br />Tree Preservation <br /> <br />The Environmental Coordinator and Board reviewed the Tree Preservation and Landscaping <br />Plan. Per the March 31, 2021 Environmental Board staff report, a tree inventory/removal list <br />was submitted. Trees removed are in the basic use area and will not require mitigation trees to <br />be planted. <br /> <br />Any trees to be preserved that are near construction activities should be protected with tree <br />protection fence installed at a radius of one foot per inch DBH (diameter at breast height). In <br />this case, trees that could potentially use protection fencing include the spruce on the north <br />perimeter (not included in the survey because they are all less than 12 feet tall), and the row of <br />pines on the east perimeter. <br /> <br />Landscaping
