5 <br /> <br />The rezoning to R-1, Single Family Residential and the subdivision of the existing lot into two <br />(2) lots now creates 2 compliant, standard parcels in regards to lot width and lot size. The front <br />lot line for the existing house on proposed Lot 1 still remains along Lois Lane even though the <br />front of the house and driveway face Meadow View Trail. This is important to note because <br />the existing detached garage is currently non-conforming because it is closer to the front lot <br />line than the principal building. It will remain non-conforming after platting and subject to <br />regulations on non-conformities. <br /> <br />Building Requirements <br /> <br />At the time of building permit, the single family house proposed on Lot 2 will be reviewed for <br />compliance regarding floor area, garage and design and construction standards. <br /> <br />Subdivision Ordinance <br /> <br />The legal description of the parcel is Lot 14, Block 3, Mar Don Acres and was platted in 1978. <br />Similar residential subdivisions of Mar Don Acres lots have been approved in previous years <br />(Cavegn Estates-2006, Hailey Manor-2007, Isabell Estates-2014 and Golden Acre-2017). <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for low density residential <br />development and zoning code requirements for R-1, Single Family Residential as discussed <br />above. <br /> <br />Blocks and Lots <br /> <br />The preliminary plat contains Lot 1 and Lot 2, Block 1, Butler Addition. As noted above, Lot 1 <br />contains the existing house and Lot 2 proposes a new single family home. <br /> <br />Streets and Alleys <br /> <br />Lot 1 is served by Meadow View Trail which is a local road. The existing road right-of-way is <br />60 ft. No addition road right-of-way is required. <br /> <br />Lot 2 is served by Lois Lane which is a minor collector road. The existing road right-of-way <br />width is 60 ft. which is consistent with previously approved plats in the area. No additional <br />road right-of-way is needed. <br /> <br />Easements <br /> <br />Drainage and utility easements at least ten (10) feet wide are required and shown along all lot <br />lines. An oversized drainage and utility easement exists on Lot 2 in the rear yard over the <br />stormwater management facility. <br /> <br />Storm Water Management and Erosion and Sediment Control <br />
