4 <br /> <br />--Accessory 5 ft 5 ft <br />--Corner lot 30 ft 30 ft <br />Buffer <br />15’ if side or <br />rear lot abuts <br />collector or <br />arterial street <br />15 ft buffer <br />provided along <br />CSAH 54 <br /> <br />Per the subdivision ordinance, minimum lot area for urban lots shall consist of buildable land <br />exclusive of utility transmission easements or water course easements that encumber lot <br />development. The applicant submitted a spreadsheet detailing that minimum lot areas are <br />10,800 sf. The average lot size is 14,120 sf. <br /> <br />Building Type and Construction <br /> <br />At the time of building permit, each individual single family dwelling unit will be reviewed for <br />compliance with Section 1007.043(2)(a), General Building Provisions and Section <br />1007.090(4), Building Requirements regarding floor area, garage and design and construction <br />standards. <br /> <br />Per Section 1007.042(5)(b)1.e., air conditioning or heating equipment shall be five (5) feet <br />from any rear lot line and ten (10) feet from any side lot line. No encroachment shall be <br />permitted in existing or required drainage and utility easements. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for low density residential <br />development. The preliminary plat is also compliant with zoning ordinance performance <br />standards for the R-1 zoning district with some minor revisions. The 2nd Addition final plat is <br />consistent with the preliminary plat. <br /> <br />Blocks and Lots <br /> <br />The preliminary plat contains 68 single family lots and 6 outlots. The 2nd Addition final plat <br />consists of 33 single family lots and 1 outlot. The final plat outlot is for the following <br />purposes: <br /> <br />Outlot Purpose Ownership <br />A Trail Corridor City <br /> <br />On the original preliminary plat, Outlot D contained NSP easement and storm sewer pipe. To <br />minimize the City’s responsibility of mowing and maintaining manicured grass in this area, the <br />outlot has been omitted and the lot lines extended through the NSP easement. <br />Outlot A will be deeded to the City for ownership and maintenance. <br />
