The final construction plans <br />shall be approved by the City and County Engineers. In the event Developer <br />undertakes such construction, the security required by this Section 19.c shall be <br />reduced (in the event of a surety agreement or letter of credit) and/or released <br />to Developer (in the event of a cash deposit) consistent with the release <br />procedure set forth in Sections 3 through 5 of the Surety Agreement set forth on <br />Exhibit D attached hereto. <br />d. Trunk sewer and water fees for the Skilled Nursing Facility will charged at time of <br />the building permit when the SAC determination is known. <br />e. After site grading and street construction, City staff, developer and the property <br />owners of 251 Woodridge Lane and 253 Woodridge Lane shall work together to <br />determine the best location for a screening fence between their property and <br />the public road. <br />g. The Developer shall provide an operations and maintenance plan for the <br />Stormwater Reuse System, French Drain, Sub-Surface Drainage System and the <br />Loading Dock Tank System. The operation and maintenance plan for the French <br />Drain and Sub-Surface Drainage systems include winter operations such that it is <br />the owner’s responsibility to monitor and maintain the downstream outlet, <br />including the Public Drainage System to the west of the site, to the extent <br />needed to address blockages, icing, or other issues that may occur as a result of <br />operation. The Developer will be responsible to fund the implementation of <br />improvements needed to address any long term issues that occur during winter <br />operation. The ground water systems, French Drain and Sub-Surface Drainage <br />System, shall not outlet to the public storm sewer systems.
