5 <br /> <br />Through final design, the number of units shifted between uses. Memory care units are now <br />incorporated into the Assisted Living wing. The Skilled Nursing Facility is now referred to as <br />Skilled Care and will be constructed in a future phase of development. <br /> <br />As approved by Resolution No. 20-44, the clubhouse and associated parking lot have been <br />omitted from the original plans in order to provide additional stormwater management. The <br />amenities proposed with the clubhouse have now been incorporated into the Town Center of <br />the main senior living building. The size of the first floor Town Center has increased from <br />10,200 13,227 sf to 18,185 18,160 sf to accommodate the amenities. <br /> <br />• Phase 2 is a stand-alone 6,000 sf restaurant with outdoor patio <br />• Phase 3 is future commercial development <br />• Phase 4 is the skilled care wing <br /> <br />The senior living community and restaurant are located on one existing 17 acre parcel. The <br />future commercial development will be a redevelopment of the remaining 5 6 parcels (3 acres) <br />which is currently occupied by an insurance business, vacant liquor store, and recently <br />demolished 49 Club. The development order of the future phases may vary. <br /> <br />The development is accessed from CSAH 49 (Hodgson Road) and CR J (Ash Street) via an <br />internal public road and two private roads. <br /> <br />Zoning, Land Use and Density <br /> <br />Current Zoning GB, General Business <br />PUD, Planned Unit Development <br />Current Land Use Rural Residential and Commercial <br />2030 Future Land Use <br />Mixed Use <br />(Master Planning Study- <br />Hodgson Road and CR J) <br /> <br />Density = 8-15 units per acre <br />Proposed 2040 Future <br />Land Use <br />Signature Gateway District <br /> <br />Density = 8-10 units per acre <br />Utility Staging Area Stage 1A (2008-2015) <br /> <br />Per the 2030 Comprehensive Plan, the site is guided mixed use and per the proposed 2040 <br />Comprehensive Plan, it is guided Signature Gateway. The parcels have been rezoned to PUD, <br />Planned Unit Development in order to implement the Master Planning Study-Hodgson Road & <br />CR J. The Master Plan covers approximately 60 acres of land on both the west and east sides <br />of CSAH 49 (Hodgson Road). The Comprehensive Plan states all development in the area <br />must be consistent with the Master Plan. It assumed approximately half of the 60 acre area <br />would develop with residential uses at approximately 10 units per acre overall. The <br />Comprehensive Plan identifies a density range from 8 to 10 (max 15) units per acre for the <br />Mixed Use District portion Signature Gateway. The proposed development would have a net
