13 <br /> <br />Site Design, Urban Form <br /> <br />• The intent is to create an urban form for the area. <br /> <br />The main senior living campus, restaurant and commercial building have been intentionally <br />pulled towards Hodgson Road and CR J for multiple reasons. One is to create an edge and <br />urban form along the corridor as required by the Master Plan. Two, the building locations were <br />also in response to the Woodridge and Rohavic Oaks neighborhood’s concern regarding <br />proximity of the buildings, noise, buffers etc. to their homes. The site design transitions from <br />single story cottage homes on the north and west to the 2-story skilled care wing with the 3- <br />and 4-story buildings closest to Hodgson Road. Three, the building shift also maximizes site <br />design and efficiency. <br /> <br />The senior living campus setback tapers from 30.97 ft to 26 33.68 ft from the Hodgson Road <br />property line. <br /> <br />The restaurant setback tapers from 35 ft to 15 ft from the Hodgson Road property line. <br /> <br />The commercial building and fast food setback is 11 35 ft from the Hodgson Road property line <br />and 30 35 ft from the Ash Street property line. <br /> <br />These building locations and setbacks are consistent with the Master Plan. <br /> <br />• Development layouts are to include buildings at intersection corners to establish the <br />“cornerstones” of the area’s urban form. <br /> <br />The main senior living campus at the southwest corner of Hodgson Road and the future public <br />road creates a corner stone at that intersection. A Lyngblomsten monument sign at the north <br />side of the public road also creates a strong corner. The future commercial building at the <br />Hodgson Road and CR J intersection is also consistent with the Master Plan’s gateway and <br />cornerstone vision by providing the space for a community entrance sign and promenade. <br /> <br />• As another means of pursuing an urban form, development is to avoid lining Hodgson with <br />large parking lots. This could include the following elements. <br /> <br />o Buildings fronting along Hodgson in addition to the cornerstone buildings <br /> <br />o Extensive landscaping and screening of parking lots will be required along Hodgson <br />and CR J, including boulevard trees and decorative fencing or walls. Landscaping <br />must be included on the street side of fences or walls along parking lots. <br /> <br />The parking lots for the senior living campus, restaurant and commercial building are internal <br />to the development and not located along Hodgson Road and CR J. They are setback a <br />minimum of 15 ft from the internal public road property line. <br /> <br />One larger parking lot with joint parking facilities and cross easements is encouraged has been <br />created between Phase 2 (restaurant) and Phase 3 (commercial building). <br />
