12 <br /> <br />A triangulated row of coniferous trees will be planted on the west side of Gateway Drive <br />Blanchard Boulevard along the rear lot lines of 255 Woodridge Lane and 255 Ash Street to <br />provide screening from the commercial road. <br /> <br />A screen of lilac bushes will be planted at the northwest corner of the site adjacent to the dry <br />stormwater pond. An existing row of 12’+ tall pine trees will be preserved at the west end of <br />the cottage home private cul de sac as well as additional coniferous trees. <br /> <br />Along the north property line adjacent to the Rohavic Oaks neighborhood, the cottage homes <br />will be setback a minimum of 30 ft. The landscape plans have been revised to include a 6 foot <br />high wood privacy fence along the lot line. Trees and landscaping are also proposed in the 30 <br />foot buffer. <br /> <br />A 40 foot wide berm and landscape buffer is also provided in the cottage home neighborhood <br />adjacent to CSAH 49 (Hodgson Road). The plan has been revised to include a year round <br />continuous screen on top of the berm. <br /> <br />Municipal Utilities <br /> <br />• All new development must have sanitary sewer and water service. Possible exceptions <br />prior to the availability of utilities include renovation of existing structures if the building <br />code allows it without utilities. However, the preference is for all uses in the study area to <br />have municipal utilities. <br /> <br />The entire Lyngblomsten senior living community, cottage homes, restaurant and commercial <br />development will be served by municipal utilities. <br /> <br />• Several options exist for utility service, as described in this study document. West of <br />Hodgson, the preference is for connection to the Woodridge Lane sanitary sewer. <br /> <br />City watermain and sanitary sewer force main will be extended from Woodridge Lane through <br />a 20 foot wide utility easement obtained by the City over 255 Ash Street, 275 Ash Street (now <br />owned by Lyngblomsten) and a portion of the old 49 Club. A lift station is also being <br />constructed. <br /> <br />A 12” watermain extends down the public road and 8” watermain serves the cottage homes, <br />senior living community and commercial areas. The 4” sanitary sewer has been revised to an <br />8” sanitary sewer main to service the area. <br /> <br />Utilities will be stubbed under CSAH 49 (Hodgson Road) to serve future development to the <br />east. <br /> <br />• Water trunk lines must be looped, and development must provide the looping. <br /> <br />Watermain will be extended north along Hodgson Road to connect and loop at Linda Avenue <br />as part of a City trunk watermain project. The watermain is also looped around the senior <br />living campus. <br />
