15

• Gateway Elements
o The Hodgson/Co Rd J intersection is a gateway and appropriate elements are to
be included in the development of the corners of this intersection. Such
elements may include:
§ Community Entrance Sign with City Logo
§ Promenade with seating, public space, decorative pavers or stamped
concrete and extensive landscaping
§ Public art
• Architectural Standards
• Building Heights
o To the greatest extent possible, building heights shall be tiered from lowest to
highest, west to east towards Hodgson Road.
• Master Landscape Plan
• Master Signage Plan

• Buildings must be designed with “four-sided architecture”, using the same quality
materials on all sides.

o All facades shall be articulated with a variety of materials, glazing, awnings, or
other details to add visual interest.

o Building design elements should include an expression of a building base (of brick
or stone), a middle, and a top with cornice elements at the top of the first floor and
the top of the building.

o Roof lines and cornice details shall be completed in a three-dimensional manner so
that the features on the back of the roof or similar unfinished areas are not visible

o The front façade may have a unique design or more significant glazing.

There have been some changes to exterior materials and design of the senior building; however,
the final design meets the Master Plan criteria and is consistent with the PUD Development
Stage Plans.

The senior living campus still incorporates “four-sided architecture”. All sides of the building
include the same quality stone/masonry, metal and horizontal and vertical composite siding and
glass. A “wood” composite siding has also been incorporated into the design. A stone ledge
cornice element was added between the stone and the siding to better differentiate between the
materials. The building layout was designed to limit blank walls facing the street. The separate
wings of the building help to break up the massing as well as transition intensity from west to
east on the site.

The cottage home front façade includes a front porch, recessed garage, stone base and
composite LP Smartside siding.

More architectural detail is provided further in the staff report.
