The District Engineer finds the revised grading and
stormwater management plans compliant with RCWD rules.

The City’s stormwater management ordinance requires 4 ft of separation between low floor
freeboard and groundwater. In order to minimize the site being built up to meet this
requirement, this separation distance may be reduced upon submittal of a geotechnical report
and design by a licensed engineer. This report shall define ground water level elevations for
the senior living complex and include plans demonstrating potential ground water inflow will
be adequately mitigated. Said mitigation shall be approved by the City Engineer. As supported
by Resolution No. 19-42, Braun Intertec submitted a Sub-Slab Drainage System Design. The
drainage system will mitigate potential future groundwater infiltration into the lowest level of
the senior building. The plan has been reviewed by the City Engineer and Building Official.

The clubhouse has been strategically located adjacent to the landscaped stormwater pond as a
site amenity. The clubhouse has been omitted from the project.

Additional Site Plan Review

Building Footprints and Floor Areas

A summary of the building footprints and square footages is as follows:

Building Footprint Total Floor Area
Cottage Homes 1,400 1,480 sf 1,400 1,480sf
Clubhouse 3,400 sf Omitted 4,609 sf Omitted
Senior Living Building 76,713 79,518 sf 292,462 287,055 sf
Future Restaurant1 6,000 sf 6,000 sf
Future Commercial1 16,000 sf 16,000 sf
Future Fast Food1 2,000 sf 2,000 sf
1These building footprints and total square footages may change upon final design.

Setbacks

Cottage Home Neighborhood
