Emergency Vehicle Access. <br /> <br />a. Access drives to principal structures which traverse wooded, steep or open <br />field areas shall be constructed and maintained to a width and base material depth sufficient to <br />support access by emergency vehicles. All access drives (driveways) shall comply with the <br />following standards: <br /> <br /> DRIVEWAY/ACCESS STANDARDS Single Family Detached Uses Commercial Uses Maximum <br />Slope <br /> Ten (10) foot vertical rise in <br />one hundred (100) horizontal <br />feet. <br /> Eight (8) feet rise in one <br />hundred (100) horizontal. <br /> Minimum <br />Width <br /> Ten (10) foot wide driveway <br />base. Vegetation should be <br />cleared to eight (8) feet on <br />each side of driveway <br />centerline from the roadway <br />to the front property line. <br /> Twenty (20) feet driveway <br />base or as approved by <br />community engineer. <br /> <br />b. All lots or parcels shall have direct, adequate, physical access for emergency <br />vehicles along the frontage of the lot or parcel from either an existing dedicated public roadway or <br />an approved private roadway. <br /> <br />Curb Cut Width At ROW line: <br />26 ft. Max. or 36 ft. Max. if <br />Commercial <br />Driveway may increase at an angle <br />of not greater than 45 degrees <br />45° <br />26’ ROW line <br />curb
