<br /> 178 E 9TH STREET | SUITE 200 | SAINT PAUL, MN | 55101 | 651.286.8450 | WSBENG.COM Memorandum <br /> <br />To: Katie Larsen, City Planner, City of Lino Lakes <br /> <br />From: Diane Hankee, City Engineer, City of Lino Lakes <br /> <br />Date: February 5, 2020 <br /> <br />Re: 87 Lilac Street Subdivision <br /> Concept Plan <br /> <br /> <br />Enclosed are our engineering review comments for the Concept Plan at 87 Lilac Street in Lino Lakes, <br />MN, prepared by EG Rud & Sons, Inc. dated January 10, 2020. <br /> <br />The applicant is proposing 4 single family lots (1 existing) on a 1.62 acre site along Mustang Lane and <br />Lilac Street. <br /> <br />Engineering <br /> <br />• Grading <br /> <br />Grading will be reviewed with a future submittal. <br /> <br />• Stormwater Management <br /> <br />The City’s surface water management requirements shall be met. There is an existing ponding area <br />on the site that has not been accommodated through the proposed side yard swales. There is an <br />existing 15-inch concrete storm sewer outlet pipe that conveys water via a piped system to the <br />Century Farms ponding system. The applicant will be required to complete a drainage study that <br />addressed the existing pond and conveyance. Currently they are proposing a new home in an <br />existing ponding area. The applicant shall anticipate a larger centralized area for ponding that <br />perpetuates the adjacent property’s drainage. This will likely lead to the need for revised easements <br />at 73 Lilac Street. <br /> <br />• Water Supply <br /> <br />There is an existing 12-inch watermain located within Mustang Lane. There are (4) existing 1-inch <br />service stubs to the property. The existing water system is designed with the capacity to serve this <br />parcel and, to the west, the Sunset Oaks area. <br /> <br />1. The applicant shall extend mainline watermain to the western boundary of their lot to serve <br />properties to the west as outlined in the comprehensive plan. <br /> <br />• Sanitary Sewer <br /> <br />There is an existing 15 inch sanitary sewer main in Mustang Lane. There are (4) existing 4-inch <br />service stubs to the property. The existing sanitary sewer system is designed with the capacity to <br />serve this parcel and, to the west, the Sunset Oaks area. <br />
