The applicant shall extend mainline sanitary sewer at maximum depth to the western <br />boundary of their lot to serve properties to the west as outlined in the comprehensive plan. <br /> <br />• Transportation <br /> <br />Lilac Street and Mustang Lane are identified as minor collectors. Lilac Street has an existing 120 <br />foot right of way and Mustang Lane has an existing 66 foot right of way. Current City ordinance <br />would require an additional 7 feet of right of way be dedicated along Mustang Lane. Staff is <br />reviewing the required road right of way widths for collector roadways which could lead to the <br />existing right of ways remaining. <br /> <br />1. The proposed development shall provide roadway access to the westerly Sunset Oaks <br />development area for future access and roadway network connectivity. <br />2. The applicant shall relocate the existing house driveway from Lilac Street to Mustang Lane. <br />3. The development should accommodate a future trail along Mustang Lane. <br /> <br />• Wetlands and Mitigation Plan <br /> <br />There are no known wetlands on the proposed development site. <br /> <br />• Floodplain <br /> <br />There is no floodplain on the proposed development site. <br /> <br />• Drainage and Utility Easements <br /> <br />There is an existing ponding easement located on both the 73 & 87 Lilac Street properties. <br />Surface water conveyance shall be maintained and existing/ future drainage easements are <br />anticipated. See stormwater management section for additional information. <br /> <br /> Development Agreement <br /> <br />A development agreement will be required with the final plat. <br /> <br /> Grading Agreement <br /> <br />A grading agreement is not applicable at this time. <br /> <br />• Stormwater Maintenance Agreement <br /> <br />It is anticipated that the stormwater maintenance will be covered by the City’s programmatic <br />agreement with RCWD. <br /> <br />• Permits Required <br /> <br />Permits will be identified with a preliminary plat submittal. <br /> <br />If you or the applicant has any questions regarding these comments, please contact Diane Hankee at <br />(651) 982-2430 or dhankee@linolakes.us.
