The parcel remained vacant since it was platted. Based on historic county aerials, the accessory structure was constructed sometime between 2005 and 2008. Sanitary sewer and water services were installed to the right-of-way as part of the West Shadow Lake Drive Street and Utility Improvement Project in 2019. Existing Site Conditions The existing parcel contains a 150 square foot accessory structure and gravel and paved patio areas, three trees and open grass areas. The parcel is serviced by municipal water and sanitary sewer. West Shadow Lake Drive abuts on the north/northwest. The parcel has floodplain and shoreland. The Ordinary High Water Level elevation is 883.77 and extends onto the site. The FEMA Flood Elevation is 887 and extends onto the site. Zoning and Land Use The parcel was rezoned from R, Rural to R-1X, Single Family Executive in 2018 with Ordinance No. 19-18 in conjunction with the West Shadow Lake Drive Street and Utility Improvement Project.
