Design will be <br />approved through the building permit process. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by regulating the amount of allowed on site impervious surfaces. The proposed 30% <br />impervious meets the allowed 30% Shoreland District impervious surface requirements. <br /> <br />Land Use Plan <br /> <br />The 2030 and draft 2040 Comprehensive Plan guide the parcel for low density residential <br />development. The proposed single family home construction is consistent with low density <br />residential land use. <br /> <br />Housing Plan <br /> <br />The goals and policies of the Housing Plan are not negatively impacted by the floodplain <br />alteration required for the construction of a single family home. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. West Shadow Lake Drive is a reconstructed local street and has <br />capacity to accommodate one (1) new single family home. <br /> <br />Sanitary Sewer Plan <br /> <br />A goal of the sanitary sewer plan is to provide an affordable and safe sanitary sewer system. <br />Municipal sanitary sewer has been installed along West Shadow Lake Drive and has capacity <br />for the construction of one (1) new single family home. <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents affordable potable water that is safe and <br />of high quality for daily consumption and fire demand. Municipal watermain has been <br />installed along West Shadow Lake Drive and has capacity for the construction of one (1) single <br />family home. <br /> <br />Planning and Zoning Board <br /> <br />The Planning and Zoning Board reviewed the project on February 12, 2020. The Board <br />requested input from the staff on the following items: <br /> <br />1. Is the crawl space intended to flood? Is storage allowed in the crawl space? Do the vents <br />open automatically? How does the water leave the crawl space?
