7 <br /> <br />Economic Development <br /> <br />A goal of the Economic Development Plan is to promote Lino Lakes’ location within the <br />metropolitan region as an advantage in doing business. The existing retail business and proposed <br />restaurant support this goal. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and to <br />reduce unnecessary traffic. The existing retail business and proposed restaurant are accessed via <br />two main driveways off of Market Place Drive and there are no required improvements to these <br />driveways. Market Place Drive is directly accessed either from Apollo Drive or CSAH 23/Lake <br />Drive, an “A” minor reliever road that has capacity for the commercial building. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The subject site is served by an 8” sanitary sewer line and an 8” watermain located along Market <br />Place Drive. The public utilities can accommodate the demands of the existing retail business <br />and proposed restaurant. <br /> <br />Community Facilities Plan <br /> <br />The goals and policies of Community Facilities Plan are not negatively impacted by existing <br />retail business and proposed restaurant. <br /> <br />Wetlands <br /> <br />There are no wetlands located on site. <br /> <br />Floodplain <br /> <br />The site is not within a floodplain. <br /> <br />Stormwater Maintenance Agreement <br /> <br />A Declaration for Maintenance of Stormwater Facilities was recorded on January 6, 2017 and <br />includes both the existing retail business and proposed restaurant. <br /> <br />Site Improvement Performance Agreement <br /> <br />A Site Improvement Performance Agreement is required and shall be approved by the City <br />Council. <br /> <br /> <br /> <br />
