1 <br /> <br />WS – Item 3 <br />WORK SESSION STAFF REPORT <br />Work Session Item No. 3 <br /> <br /> <br />Date: May 4 , 2020 <br /> <br />To: City Council <br /> <br />From: Katie Larsen, City Planner <br /> <br />Re: Lyngblomsten Senior Living Community Overview and PUD <br />Development Stage Plan Amendment #1 <br /> <br />Background <br /> <br />At the Ma y 11 , 2020 Council meeting, staff will be presenting the Lyngblomsten PUD <br />Amendment #1 for Council consideration. For new Council members, staff would like to <br />provide an overview of the entire project. <br /> <br />Overview <br /> <br />Lyngblomsten is a senior living community located in the northwest quadrant of <br />CSAH49 (Hodgson Road) and CR J (Ash Street). The intersection is a major gateway <br />into the city and has been a high priority redevelopment area over the past 20 years. The <br />developer is proposing a 3 phased approach to the redevelopment of this 20 acre site. <br /> <br />Per Resolution No. 19-42 approving the PUD Development Stage Plan/Preliminary Plat: <br /> <br />• Phase 1 is the senior living community consisting of the following housing <br />options: <br /> <br />• Cottage Homes = 20 units <br />• Senior Living Campus1 <br />o Independent Living = 100 units <br />o Assisted-living = 50 units <br />o Skilled Nursing Facility = 48 units <br />o TOTAL UNITS = 218 total units <br /> <br />1Senior Living Campus unit numbers may change slightly upon submission of the PUD <br />Final Plan/Final Plat. <br /> <br />The market rate cottage homes are 1,400 sf single level cottages with 2 bedrooms and an <br />attached 21’ x 21’ garage. <br /> <br />The senior living community independent and assisted-living units are market-rate and <br />mid-range in price with a variety of 1- and 2-bedroom units and heated underground <br />parking.
