5 <br /> <br />The property does not abut I-35W or I-35E. <br /> <br />7. The ratio of storage area to building footprint shall not exceed 2.5:1. <br /> <br />2.5 x 7,740sf building footprint = 19,350 sf storage area allowed. <br /> <br />The proposed outdoor rental equipment storage area as shown on the attached June 25, 2020, <br />Outdoor Storage Area is approximately 6,000 sf. The Equipment Display Area (west of the <br />building) is approximately 1,400 sf. Both areas combined are less than the allowed 19,350 sf. <br /> <br />8. All parking, loading and truck staging activities shall occur on site. On-street <br />parking and loading associated with the use is prohibited. <br /> <br />No on-street parking is proposed. <br /> <br />9. Storage shall not include material considered hazardous under Federal or State <br />Environmental Law. <br /> <br />No additional comment. <br /> <br />Planning and Zoning Board <br /> <br />The Planning & Zoning Board held a public hearing on July 8, 2020. There were no public <br />comments. The Board recommended approval with a 6-0 vote with the conditions that a <br />landscape screen be installed along Lake Drive adjacent to the outdoor storage area. <br /> <br />Findings of Fact <br /> <br />Council Resolution No. 20-76 details the conditional use permit amendment findings of fact. <br /> <br />RECOMMENDATION <br /> <br />Staff and the Board recommend approval of Resolution No. 20-76 Approving Conditional Use <br />Permit Amendment #1-Outdoor Storage of Rental Equipment for All Seasons Rental (7932 <br />Lake Drive). <br /> <br />ATTACHMENTS <br /> <br />1.
