<br />Stockpile locations will be determined by the grading contractor. <br />BMP measures are detailed in the SWPPP. <br />5.The applicant shall show a screening berm along Main Street (CSAH 14) and grades <br />to accommodate a trail, see comments in the transportation section. <br />A berm is not possible with the drainage swale in the Outlot D. A 15’ <br />landscape easement has been added along B4 L15-17 and a screening fence <br />along B7 L1. <br />6. The applicant shall add redundant perimeter control measures spaced 5’ apart <br />where a 50’ buffer cannot be maintained from wetland or surface water areas. <br />Areas include the eastern portions near Sta 3+00, Sta 6+50, Sta 7+50, Sta 12+00. <br />Redundant perimeter silt fence added along entire length of wetland east of <br />blocks 5 and 6 and east of Street C. <br />7. The applicant shall review drainage being directed onto adjacent private <br />property: <br />• Water from Street B and A is directed to east and may require an easement <br />from the landowner to drain to the proposed FES. <br />Grading has been revised. Sidewalk revised to 8 feet and placed against <br />curb to allow for additional grading to the east. <br />• West side of L2B8? <br />Grading has been revised on the west side of L2B8. A FES has been added <br />and swale elevations added. <br />Better define/pull back, into the yard from both the north and south, the <br />swale on the west side of L2B8. <br />Slope steepened along the driveway to 3:1 to provide a better swale. Easements <br />revised accordingly. <br />8. Better define the grading for the future trail along Main St. and edit not to say <br />“Grade 10’ trail for future construction”. Note sheet 4 of the sanitary profile <br />does not show the trail cut in please edit. <br />Future grading shaded back in the exception piece and a note added. Trail to slope <br />into Main Street where there is curb and slope away where there is none. This may <br />change when the county decides to expand the street in the future. Note that <br />correspondence we have received from the county, the road will be expanded, but no <br />date has been determined yet. Also per conversation with the county, see updated <br />turn lane layout and slopes from edge of bit to infiltration basin. <br /> <br />• Stormw ater Management <br /> <br />The existing site is undeveloped and has Anoka County Ditch (ACD) 10-22-32 flowing <br />through the site from east to west. The site also contains several wetlands. The Nature’s <br />Refuge development proposes a storm sewer and ponding system. The system shall meet <br />the <br />City’s and Rice Creek Watershed District’s (RCWD) Stormwater Management <br />requirements. The total proposed impervious surface is 7.8 acres. They are proposing <br />that the impervious areas be managed through storm water ponds, infiltration basins and <br />wetlands and discharging to ACD 10-22-32. <br /> Basin NWL HWL
