<br /> <br />Comments: <br />1.The applicant shall increase the mainline sanitary sewer in Street C and D to 10 <br />inch diameter at minimum grade 0.28%. Trunk oversizing credits will appl y. <br />Sanitary sewer sizing updated. <br />2.The existing sanitary sewer stub at Main St and Street A shall be properly <br />abandoned and plugged at the Manhole. Note added to abandon. <br />3.The applicant shall add a note that sanitary services require the contractor to provide <br />X, Y and Z GPS coordinates of wyes and service ends for future locating <br />requirements. <br />This will be noted on final construction plans. <br />4.The applicant shall add a note that sanitary sewer pipe be installed with a tracer wire. L2B8 should call out a cleanout on the sanitary sewer service. <br />The service has been extended into the lot (to be installed with development). <br />Cleanouts are shown every 100’ <br />• Transportation <br />The Na ture’s Refuge subdivision is proposed on the north side of Main Street (CSAH 14) <br />between Lake Drive (CSAH 23) and 4th Avenue. Acce ss will be from a new street <br />connection (Street A) to Main Street (CSAH 14). The development will be set for future <br />extensions to the west, north, and to Lino Lakes Element ary. To improve access control <br />on Main Street, the City is working with School to remove their west access and connect <br />to Nature’s Refuge. <br />A Traffic Study e valuating the Nature’s Refuge development was submitted by Spack <br /> <br />Consulting. The development includes 60 single family homes that are anticipated to <br />generate approximately 565 new trips per day, 45 new trips in the a.m. peak hour and 60 <br />trips in the p.m. peak hour. <br /> <br />Comments: <br /> <br />1. The Study needs to provide an anal ysis of the existing LOS with and without <br />the proposed development as outlined in the Section 1001.013(2)(c). <br />See revised memo from Spack.
