2

• April 8, 2019: Resolution No. 19-42 Approving PUD Development Stage
Plan/Preliminary Plat
o Establishes development’s framework in regards to lot and yard requirements,
height regulations, impervious surface and design guidelines
• May 11, 2020: Resolution No. 20-44 approving PUD Development Stage Plan
Amendment #1-Site Plan and Grading & Drainage Plan

SUMMARY

On June 10, 2020, the Planning & Zoning Board reviewed the PUD Final Plan/Final Plat and
motioned to postpone recommendation to allow Lyngblomsten time to address some of the
Boards concerns. On July 15, 2020, the Planning & Zoning Board held a special work session
to review Lyngblomsten’s response. The following is a summary of discussion points from the
June 10th, July 15th and August 12th meetings:

Architecture and Exterior Elevations

• Cottage Homes

The Board requested an additional color scheme be added to the palette. A gray slate color was
added for a total of 3 different color schemes (blue, sage and gray).

• Senior Living Building

The color palette was revised to include siding colors more similar to the original plan. The
blue lap siding and white board 'n batten were applied differently to modify the overall exterior
composition. A stone cap/ledge was better defined in the renderings between the stone and the
siding to better differentiate between the materials. The heights of the parapets and main
entrance were increased to provide more building variation and interest. The stone was
removed from the exterior HVAC columns and utilized at grade to a minimum second floor
height. There are no longer any (4) story elevations with siding only. The "eyebrow" elements
are clad in the wood look fiberon product. The vertical signage at Gateway/Hodgson was
removed from the East side (remains on North and will be internally lit at night).

• Height

The following is a summary of the senior building height comparisons:

April 2019

Top of Wall +
Parapet =
Total
May 2020

Top of Wall + Parapet =
Total
August 2020

Top of Wall + Parapet =
Total
Change
(May 2020
to August
2020)
2 story-SC/MC 23’ + 2’ = 25’ 25’3”+ 2’11”=28’2” 25’3”+ 2’11”= 28’2” 0
3 story-AL 33’ + 4’ = 37’ 35’10”+1’5” = 37’3” 35’10” + 2’4” = 38’2” +0’11”
4 story-IL 43’ + 3’ = 46’ 46’6” + 2’6” = 49’0” 46’6” + 4’ 0” = 50’6” +1’ 6”
Main Entrance 43’ + 5’ = 48’ 46’6” + 2’6” = 49’0” 50’6” + 1’ 8” = 52’ 2” +3’ 2”
