3 <br /> <br />• Building Footprint <br /> <br />The building footprint increased 2,805 sf. The total floor area decreased 5,407 sf due to design <br />development. The preliminary floor area calculations included potential rooftop patios and <br />fourth floor pub with outdoor dining spaces. <br /> <br />Building Footprint Total Floor Area <br />Senior Living Building 76,713 79,518 sf 292,462 287,055 sf <br /> <br />It should also be noted the first floor Town Center increased from 13,227 sf to 18,160 sf to <br />house amenities from the omitted clubhouse. The clubhouse was programmed for 4,450 sf of <br />amenity space. <br /> <br />Future Development of Lot 2, Block 2 and Outlot C <br /> <br />The Board requested the future development of Lot 1, Block 2 and Outlot C be required to be <br />reviewed by the Planning& Zoning Board. This will be presented to the Council for <br />consideration. <br /> <br />Signs <br /> <br />It is not uncommon for residential care facilities and multi-family building to have wall signs. <br />The senior building proposes a vertical wall sign on north side of the building. The applicant <br />has expressed a strong interest in “branding” the development. Monuments signs are also <br />common features in campus settings such as Lyngblomsten. <br /> <br />Trash and Service Areas <br /> <br />The Woodridge neighborhood expressed concerns regarding the fact that the trash and services <br />are not incorporated within the buildings as required in the Master Plan. <br /> <br />• Commercial buildings must incorporate trash and service areas within the buildings rather <br />than utilizing outdoor enclosures. This will conserve land and maximize the potential for <br />outdoor seating and pedestrian friendly amenities. <br /> <br />The general intent of any trash enclosure requirement is to screen dumpsters, recyclable <br />materials, and necessary handling equipment from public view. The generator, trash <br />compactor, and dumpsters are located at the bottom of the parking garage entry and loading <br />dock approximately 7 ft below grade. Decorative fencing, coniferous trees, landscaping and <br />senior living building will provide additional screening. <br /> <br />The Master Plan specifically references “commercial buildings” with the intent to conserve <br />land and maximize outdoor seating. The commercial buildings for the development are located <br />near the intersection of CSAH 49 and CR J. The senior living building is a residential, <br />independent living and care facility and would not be subject to this commercial building <br />requirement. <br />
