The trail corridor originally connected to the clubhouse and <br />between the cottage homes, but this has been revised when the clubhouse was omitted. <br /> <br />An 8.5 ft wide bituminous trail will also be constructed along CRJ/Ash Street and ultimately <br />connect to Woodridge Lane. <br /> <br />Sidewalks internal to the development along the public and private roads will also be <br />constructed to provide additional connectivity. <br /> <br />• An, open, focal point green space is to be created where the Woodridge Lane trail <br />connection enters the study area. The specific design of this focal point will be reviewed <br />with any development application for the site. <br /> <br />The original concept site plan included a community garden and lilac trees adjacent to the <br />wetland that created an open, focal point green space in this location. Due to the need for <br />additional storm water management, the community garden has been replaced by a stormwater <br />pond. The pond and landscaping still creates an open, focal green space as required. <br /> <br />The cottage home neighborhood also includes 4.54 acres (71%) 4.46 acres (70%) of landscaped <br />common open space that will be maintained by Lyngblomsten or an association. <br /> <br />• A trail should be constructed along Hodgson Road in accordance with the City’s parks and <br />trails plan. This could be accomplished with sidewalks in the study area. <br /> <br />An 9 8.5 ft wide bituminous trail is proposed along the full length of Hodgson Road. <br />Sidewalks are also proposed along the public and private roads. <br /> <br />• Greenspace buffering is an important design element for new development along the border <br />with existing neighborhoods such as Woodridge Estates and Rohavic Oaks. <br /> <br />A 50 foot wide buffer of existing trees along the west lot line abutting Woodridge Estates will <br />be preserved. The property owner at 253 Woodridge Lane noted the buffer behind his parcel <br />tapers from 40 ft to 6 ft. After grading and installation of road improvements, staff and the <br />developer will work with the property owners of 251 and 253 Woodridge to provide acceptable <br />landscape and fence screening from the private commercial road. <br /> <br />A triangulated row of coniferous trees will be planted on the west side of Gateway Drive along <br />the rear lot lines of 255 Woodridge Lane and 255 Ash Street to provide screening from the <br />commercial road. <br /> <br />A screen of lilac bushes will be planted at the northwest corner of the site adjacent to the dry <br />stormwater pond. An existing row of 12’+ tall pine trees will be preserved at the west end of <br />the cottage home private cul de sac as well as additional coniferous trees. <br /> <br />Along the north property line adjacent to the Rohavic Oaks neighborhood, the cottage homes <br />will be setback a minimum of 30 ft. The landscape plans have been revised to include a 6 foot <br />high wood privacy fence along the lot line. Trees and landscaping are also proposed in the 30 <br />foot buffer.
