15 <br /> <br />• Master Signage Plan <br /> <br />• Buildings must be designed with “four-sided architecture”, using the same quality <br />materials on all sides. <br /> <br />o All facades shall be articulated with a variety of materials, glazing, awnings, or <br />other details to add visual interest. <br /> <br />o Building design elements should include an expression of a building base (of brick <br />or stone), a middle, and a top with cornice elements at the top of the first floor and <br />the top of the building. <br /> <br />o Roof lines and cornice details shall be completed in a three-dimensional manner so <br />that the features on the back of the roof or similar unfinished areas are not visible <br /> <br />o The front façade may have a unique design or more significant glazing. <br /> <br />There have been some changes to exterior materials and design of the senior building; however, <br />the final design meets the Master Plan criteria and is consistent with the PUD Development <br />Stage Plans. <br /> <br />The senior living campus still incorporates “four-sided architecture”. All sides of the building <br />include the same quality stone/masonry, metal and horizontal and vertical composite siding and <br />glass. A “wood” composite siding has also been incorporated into the design. A stone ledge <br />cornice element was added between the stone and the siding to better differentiate between the <br />materials. The building layout was designed to limit blank walls facing the street. The separate <br />wings of the building help to break up the massing as well as transition intensity from west to <br />east on the site. <br /> <br />The cottage home front façade includes a front porch, recessed garage, stone base and <br />composite LP Smartside siding. <br /> <br />More architectural detail is provided further in the staff report. <br /> <br />Detailed site and building plan review will be required upon development of the restaurant and <br />commercial building. <br /> <br />• Commercial buildings must incorporate trash and service areas within the buildings rather <br />than utilizing outdoor enclosures. This will conserve land and maximize the potential for <br />outdoor seating and pedestrian friendly amenities. <br /> <br />The original architectural site plan indicated a detached 15’ x 20’ x 8’ trash enclosure structure <br />on the south end of the senior building. The plans have been revised and all trash and service <br />areas are now contained in the building. The generator, trash compactor and dumpsters are <br />now located at the bottom of the parking garage entry and loading dock approximately 7 ft <br />below grade. Decorative fencing and coniferous trees will provide additional screening. <br />
