Future <br />development of the restaurant and commercial building will require similar connections. <br /> <br />• Sidewalks are to be constructed on both sides of Hodgson Road and on the north side of <br />Co. Rd. J to form connections to the trails to the development areas and contribute to the <br />urban form of the area. <br /> <br />An 9 8.5 foot wide path is being constructed along the west side of Hodgson Road. A trail <br />and/or sidewalk will be required on the east side of Hodgson Road when that area develops. A <br />trail and/or decorative sidewalk will also be constructed along CR J in conjunction with <br />development of the commercial building. in the first phase of development. Upon development <br />of the commercial building and corner gateway, decorative sidewalk may be incorporated into <br />the design in conjunction with the trail. <br /> <br />• Pedestrian circulation should be an important design factor within the development areas <br />to facilitate pedestrian and bicycle circulation among businesses and residential sites. <br />Such circulation routes must be safe and aesthetically pleasing. <br /> <br />Safe pedestrian corridors are provided throughout the development between the residential and <br />commercial uses via trails and sidewalks. <br /> <br />• Design guidelines must be prepared for any new development project in the area. <br />Developers should submit draft guidelines with development applications. Design <br />guidelines for each project must include attention to previous projects in order to <br />coordinate design throughout the study area. After being refined in collaboration with City <br />staff, design requirements shall be incorporated into the approval of the development. <br /> <br />Design Guidelines will be have been prepared with the PUD Final Plan/Final Plat. Overall <br />development shall be is consistent with the Master Plan. As a starting point, the Lyngblomsten <br />site plan shall has been used to establish the building and parking lot setbacks (i.e. the building <br />envelope). <br /> <br />Resolution No. 19-42 details the building and parking setbacks. Other parameters that shall be <br />included in the Design Guidelines include: <br /> <br />• Gateway Elements <br />o The Hodgson/Co Rd J intersection is a gateway and appropriate elements are to <br />be included in the development of the corners of this intersection. Such <br />elements may include: <br /> Community Entrance Sign with City Logo <br /> Promenade with seating, public space, decorative pavers or stamped <br />concrete and extensive landscaping <br /> Public art <br />• Architectural Standards <br />• Building Heights <br />o To the greatest extent possible, building heights shall be tiered from lowest to <br />highest, west to east towards Hodgson Road. <br />• Master Landscape Plan
