18 <br /> <br />requirement, this separation distance may be reduced upon submittal of a geotechnical report <br />and design by a licensed engineer. This report shall define ground water level elevations for <br />the senior living complex and include plans demonstrating that potential ground water inflow <br />will be adequately mitigated. Said mitigation shall be approved by the City Engineer. As <br />supported by Resolution No. 19-42, Braun Intertec submitted a Sub-Slab Drainage System <br />Design. The drainage system will mitigate potential future groundwater infiltration into the <br />lowest level of the senior building. The plan is being reviewed by the City Engineer and <br />Building Official. <br /> <br />The clubhouse has been strategically located adjacent to the landscaped stormwater pond as a <br />site amenity. A 5 foot wide sidewalk is shown on the south side of the road. The houses on the <br />north side of the road are setback 23 ft from the curb, 30 ft from the north Rohavic Oaks <br />property line and 40 ft from the Hodgson Road property line. Houses on the south side of the <br />road that have sidewalks are setback 23 ft from the sidewalk. The 23 foot setback allows for <br />the parking of 2 vehicles side by side in the driveway without encroaching into the road or <br />sidewalk. The rear setback of these houses is 25 ft to the public road right-of-way line. <br /> <br />It should be noted that during the PUD Development Stage Plan review, the 23 ft setback was <br />measured to the garage, not the house. The cottage homes have a 3 ft recessed garage and a 6 ft <br />deep porch on the front. The front porch shall be at least 14 ft behind either the curb or <br />sidewalk, whichever is closer (23 ft garage – 3 ft house bump out – 6 ft deep porch = 14 ft). <br />
