19 <br /> <br />It should also be noted the rear patios are at grade concrete slabs and may encroach into the rear <br />setback. This is similar to a single family accessory structure deck or patio. <br /> <br />There shall be is a minimum of 10 ft of separation between each house. Each lot is platted to <br />include the building footprint (including front porch and rear patio) plus a 5 foot envelope <br />around the footprint perimeter. The preliminary plat includes a Cottage Detail. <br /> <br />Clubhouse <br /> <br />The clubhouse is setback 30 ft from the public road right-of-way line and is 40 ft from the <br />nearest adjacent cottage home. The parking lot is setback 16 ft from the public road right-of- <br />way line and is 15 ft from the nearest adjacent cottage home. A coniferous landscape screen is <br />provided between the clubhouse, parking lot and adjacent cottage homes. Additional screening <br />or fence has been added near Lot 16 as requested. <br /> <br />As discussed, the clubhouse has been omitted in order to enlarge the stormwater pond to create <br />more storage. <br /> <br />Senior Living Campus <br /> <br />As previously discussed, the setbacks along Hodgson Road and CR J are driven by the Master <br />Plan’s intent to create an urban form for the area. The senior living campus setback varies from <br />30.97 ft to 26.74 33.68 ft from the Hodgson Road property line. Along the northern boundary <br />of the lot, the building corner is 12 11.53ft from the property line and increases to 45 ft. Along <br />the western boundary, the building corner is also 12 14.41ft from the property line and <br />increases to 45 ft. Along the south boundary, the building setback is 20 ft from the paved <br />private road and 6 ft from the sidewalk. The parking lot is setback 15 ft from the property line. <br /> <br />Restaurant and Commercial Development <br /> <br />As discussed, full site and building plan review will be required for development of the <br />restaurant and commercial buildings. Per the proposed site plan for Phase 2 and 3, the <br />restaurant setback tapers from 35 ft to 15 ft from the Hodgson Road property line. An outdoor <br />patio is shown adjacent to the property line and 5-10 ft from the paved trail. <br /> <br />The commercial building setback is 11 35 ft from the Hodgson Road property line and 30 35 ft <br />from the Ash Street property line. <br /> <br />On the PUD Final Plans, a fast food restaurant with a drive-through is shown to the west of the <br />commercial pad. Per Ordinance No. 07-19, restaurants are allowed uses; however, accessory <br />drive-through facilities require a conditional use permit. A full site and building plan review <br />are required that meet all performance standards of the ordinance, 49/J Master Plan and Design <br />Standards. <br /> <br />Architecture <br />
