22 <br /> <br />• Townhome, Quadraminium, Manor Home, Multiple Family Dwellings, and Mobile <br />Homes within Mobile Home Parks. At least two and one-fourth (2-1/4) rent-free spaces <br />per unit. In projects involving eight (8) or more units, the City may require additional <br />clustered guest parking spaces based upon calculation of required demand. <br /> <br />The cottage home neighborhood is served by a 26 foot wide private road with no on-street <br />parking; therefore, off-street parking has been provided. The 20 cottage homes require 45 <br />parking stalls. Each cottage home has parking for 4 vehicles (2 in the garage and 2 in the <br />driveway) for a total of 80 parking stalls. Two off-street guest parking areas also provide an <br />additional 11 parking stalls for a total of 91 parking stalls. <br /> <br />The clubhouse requires 14 parking stalls and 14 are provided with 2 of them accessible. <br /> <br />Parking requirements for the cottage home and clubhouse neighborhoods are met. <br /> <br />• Elderly (Senior Citizen) Housing. Reservation of area equal to one (1) parking space per <br />unit. Initial development is, however, required of only one-half (1/2) space per unit and <br />said number of spaces can continue until such time as the City Council considers a need <br />for additional parking spaces has been demonstrated. <br /> <br />There are 100 96 independent living units that would require 100 96 parking stalls. <br /> <br />• Rest Home, Nursing Home, Convalescent Center, or Institution. One (1) space for each <br />six (6) beds based upon maximum design capacity, plus one (1) space for each two (2) <br />employees. <br /> <br />There are 50 35 assisted-living beds, 48 56 skilled care beds, 16 memory care beds and 35 <br />employees that would require 35 parking stalls. <br /> <br />The Town Center common use area is 7,521 18,185 14,596sf. If this were a stand-alone <br />community center, 48 parking stalls would be required. However, these amenities will be used <br />mostly by the Lyngblomsten residents and on occasion, members of the general public; <br />therefore 48 separate parking stalls dedicated to just the Town Center would not be required. <br /> <br />The total required number of parking stalls for the senior campus building is 131. There are <br />159 stalls provided. Assuming 50% general public use of the Town Center amenities at one <br />time (48/2=24), only 155 stalls would be required.
