Height Regulations: <br /> <br />B. Senior Living Campus <br /> <br />No building shall be erected or structurally altered to exceed forty-five (45) ft in height—or, for <br />a multiple dwelling building, the greater of four (4) stories or forty-five (45) ft—except as <br />allowed by §1007.043 (3). <br /> <br />Section 1007.043 (3) allows for parapet walls extending not more than four (4) ft above the <br />limiting height of the building. <br /> <br />The 4 story building height (top of wall) is 46’ 6” plus 2’ 6” 4’0” parapet equals 49’ 0” 50’6”. <br />In summary, the building and parapet heights meet the requirements of both the zoning <br />ordinance and Resolution No. 19-42. <br /> <br />Exterior materials have been revised from stone/masonry, metal siding, glass and composite <br />siding to manufactured stone veneer, fiber cement siding (2 colors), wood look fiber cement <br />siding and glass. More specifically as detailed in the Design Guidelines: <br /> <br />• Manufactured Stone Veneer <br />o Ohio Blue Vein Cut Stone <br />• Hardieplank Siding <br />o Evening Blue <br />o Artic White <br />• Fiberon Siding (wood look) <br />o Warm Sienna Ipe <br />• Black window frame, dark bronze storefront, metal parapet cap <br /> <br />The blue horizontal siding and white vertical siding provide contrast and the wood horizontal <br />siding provides a natural look. Articulation and depth in the buildings elevations is achieved <br />with vertical bump outs, shadow lines, cornices and decorative parapets. <br /> <br />The zoning ordinance requires a minimum 33% of the exterior walls have an exterior finish of <br />brick, stucco or stone. The elevations include stone/masonry manufactured stone veneer of <br />ranging from 38-43%, 38.6% 35.2% 36.2% which exceeds ordinance requirements. The <br />building has multiple façades, varying exteriors materials, textures and strong vertical and <br />horizontal lines that provide articulation and depth and break up what could be long <br />monotonous walls. <br /> <br />Parking <br /> <br />The Zoning Ordinance requires a minimum number of parking stalls per use, as follows: <br />
