24 There are 137 152 trees being removed in non-environmentally sensitive areas that require 213 trees for mitigation. Trees being removed within the wetland buffer shall be mitigated at the Natural Resource Conservation Area ratio. The Tree Mitigation table shall be has been revised. There are 32 trees in a Natural Resource Conservation Area or Natural Resource Corridor Enhancement area that will require 67 mitigation trees. In summary, 280 (213 + 67) mitigation trees are required and 376 mitigation trees are being planted. Tree Preservation and Mitigation requirements are met. Landscaping Canopy Cover Canopy Cover standards require the minimum canopy cover to be 40% for all uses. Canopy cover is required for the senior living campus, clubhouse, restaurant and commercial development. The restaurant and commercial development will be reviewed upon submission of detailed plans. The senior living campus has 42,956 sf of hardcover which requires 17,182 sf of canopy coverage. 17,900 sf have been provided. The original Plan Sheet L2.1 indicated 17,450 sf of coverage provided; however, the medium trees were incorrectly valued at 500 and not 250. The values have been corrected. Plan Sheet L2.1 indicates 17,450 sf of coverage provided which meets the requirement. The club house has 5,866 sf of hardcover which requires 2,346 sf of canopy coverage. Plan Sheet L2.5 has been revised and now provides 4,100 sf. Coverage is met for the clubhouse. Foundation Landscaping Foundation Landscaping standards require 2 large trees and 6 large shrubs per 100 linear ft of the building. The senior living campus has 1,981 linear ft of building façade requiring 40 large trees and 119 large shrubs. The landscape plan proposes 63 large tree equivalents and 304 large shrub equivalents which exceed requirements 42 large trees equivalents and 387 large shrub equivalents. The landscape plan also provides for several outdoor landscaped courtyards. The trees along Hodgson Road have been relocated out of the road right-of-way and within 30 ft of the building. Open Areas Landscape Standards Open areas include disturbed site areas, such as cul de sac islands, boulevard medians, storm water management areas, common areas in multifamily sites that are not for recreation facilities, and disturbed areas that are not located within the foundation landscape zone, vehicular hardscape area or the building footprint. Open Space landscaping standards require 1 large tree and 3 large shrubs per 2,000 square ft. Open space plantings are required for the main building, stormwater ponds, and north and south green spaces.
