25 <br /> <br />Per Sheet L2.1 and L2.3 L2.2, Main Building, there is 45,374 45,063 square ft of open space. <br />This would require 23 large trees and 69 large shrubs. The plan proposes 36 large tree <br />equivalents and 155 large shrub equivalents. Open space requirements are met and exceeded. <br /> <br />The Clubhouse, per sheet L2.5, has 11,525 square ft of open space. This would require 6 large <br />trees and 17 large shrubs. The plan proposes 16 large tree equivalents and 34 large shrub <br />equivalents. Open space requirements are met and exceeded. <br /> <br />The North East and North West Green Spaces, found on Sheet L2.6, hosts 19,895 23,000 <br />square ft and 54,073 square ft, respectively. The North East Greenspace requires 10 12 large <br />trees and 30 36 large shrubs to meet the open space landscaping standards. The North West <br />Greenspace requires 27 large trees and 80 large shrubs. The landscaping plan provides 18 12 <br />large tree equivalents and 87 48 large shrubs equivalents for the North East Green space and 27 <br />large tree equivalents and 80 large shrubs equivalents for the North West Green Space, which <br />meets the open space requirements. <br /> <br />Per Sheet L2.7, there is 51,926 84,699 square ft of open space in the South West Greenspace. <br />This would require 26 43 large trees and 78 127 large shrubs. The plan proposes 205 202 large <br />tree equivalents and 101 230 large shrub equivalents. Open space requirements are met; <br />however the plan sheet notes 28 trees and 84 shrubs are required. This shall be corrected. <br />In addition to meeting the open space requirements, the developer is including three extensively <br />landscaped courtyard areas around the senior housing building for the enjoyment of the <br />residents. <br /> <br />Buffer and Screen Standards <br /> <br />Buffer and Screen Standards require a 6 foot high screen between a development and any <br />adjacent, less intense, residential land use. Materials to meet this ordinance can include year <br />round continuous planting screen, a wall or fence and plantings which cover 50% of a wall or <br />fence on the exterior side, or a combination of berm and year round continuous screening. <br /> <br />A 50 foot wide buffer of existing trees along the west lot line abutting Woodridge Estates will <br />be preserved. A screen of lilac bushes will be planted at the northwest corner of the site <br />adjacent to the stormwater pond. Additional landscape screening shall be planted in the area <br />adjacent to 253 and 255 Woodridge Lane to provide more screening from the road and parking <br />lots. The public road right-of-way near CR J has shifted to the east approximately 10-40 ft. <br />Gateway Drive has shifted to the west approximately 50 ft to align with St. Albans Street to the <br />south. This will allow for additional landscape buffer and allow the existing spruce tree line <br />adjacent to 275 Ash Street to be preserved. A triangulated row of coniferous trees will be <br />planted along the east lot line of 275 Ash Street. <br /> <br />Along the north property line adjacent to the Rohavic Oaks neighborhood, the cottage homes <br />will be setback a minimum of 30 ft and a 6 foot high wood privacy fence will be located along <br />the north lot line. <br /> <br />A 40 foot wide buffer with a 3 foot berm and landscape plantings is also provided in the cottage <br />home neighborhood adjacent to CSAH 49 (Hodgson Road). The plan has been revised to <br />include a year round continuous screen on top of the berm.
