A side yard drainage way has been between the existing and <br />proposed home. <br /> <br />A minimum 20 foot wide vegetated shoreline buffer has been provided as a stormwater <br />management best management practice (BMP) to minimize runoff pollutants from entering the <br />lake. <br /> <br />Utilities <br /> <br />Sanitary Sewer <br /> <br />A 3” sanitary sewer force main is being installed along West Shadow Lake Drive. The existing <br />house shall hook up upon availability. The new house shall hook-up upon construction. The <br />existing septic drain field shall be removed. <br /> <br />Watermain <br /> <br />An 8” DIP watermain is being installed along West Shadow Lake Drive. The existing house <br />shall hook up upon availability. The new house shall hook-up upon construction. The existing <br />well may be used for irrigation only or shall be properly capped and abandoned. <br /> <br />Public Land Dedication <br /> <br />The City will require cash in lieu of land dedication for the new lot. The lot with the existing <br />house will not be charged a park dedication fee. <br /> <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2020 Park Dedication Fee $3,150 <br />= Total Due $3,150 <br /> <br />Tree Preservation <br /> <br />The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and forest <br />resource and to replace removed trees in areas where tree cover is most critical. Sheet 4, Tree <br />Inventory/Removals identifies 46 significant trees on the entire site and 8 of these trees will be <br />removed. Of those 8 trees, 7 of the trees are within the basic use area of the house pad and <br />driveway and mitigation is not required. The other 1 tree is being removed in order to construct <br />the FEMA floodplain mitigation basin. The remaining 38 trees provide open space mitigation <br />requirements, prevent erosion control and provide shoreland aesthetics. No further tree <br />mitigation is required. <br /> <br />Landscaping <br /> <br />Canopy cover, foundation landscaping, and buffer and screens are not required for the 2 lot <br />residential subdivision.
