The proposed development is a PUD residential community <br />located south of NorthPointe and east of CSAH 54 (20th Avenue) and west of I-35E. It <br />contains 4 parcels totaling approximately 63 gross acres. <br /> <br />Future land use applications may include: <br /> <br />• Comprehensive Plan Amendment <br />o Land Use <br /> Re-guide 1 parcel from Urban Reserve to Low Density Residential <br />o Utility Staging Area <br /> Move 1 parcel from Stage 3 (Post 2040) to Stage 1A (2018-2025) <br />• Rezone property from R, Rural to PUD, Planned Unit Development <br />• PUD Development Stage Plan/Preliminary Plat <br />• PUD Final Plan/Final Plat <br /> <br />This staff report is based on the following submittals: <br /> <br />• Context and Concept Plan Layout prepared by Sambatek dated July 20, 2020 <br />• Photos of Housing Products submitted by the applicant on July 10, 2020 <br /> <br />ANALYSIS <br /> <br />Proposal <br /> <br />The applicant is proposing the following residential unit types: <br /> <br />Single Family Lots (60 ft lot width) = 91 units <br />Single Family Lots (40 ft lot width) = 11 units <br />Senior Housing Building = 50 units <br />TOTAL = 152 units <br />
