The entire development’s net acreage is 29.30. The required density range <br />would be 3.97 to 5.83 units per acre which equates to 116 to 171 housing units. <br /> <br />The applicant is proposing 152 housing units at 5.19 units per acre. This is consistent <br />with the density range. <br /> <br />Staff Comments: <br /> <br />1. Additional wetland buffers and arterial road right-of-way dedication will affect <br />the net density. <br />2. A Comprehensive Plan Amendment is required to re-guide the one (1) Burque <br />parcel from Urban Reserve to Low Density Residential. <br /> <br />Rezoning <br /> <br />The property is currently zoned R, Rural and is guided for low density residential land <br />use. Per the zoning ordinance, land that is guided low density residential can be zoned R- <br />1, Single Family Residential, R-1X, Single Family Executive Residential or R-2, Two <br />Family Residential. <br /> <br />The property would need to be rezoned to PUD, Planned Unit Development in order to <br />allow for 40 ft wide lots with 50 ft of road right-of-way and allow for the “density <br />transfer” between NorthPointe and Burque property. <br /> <br />Staff Comment: <br />
