Several lots include the wetland, wetland buffer and/or floodplain. Lots shall not <br />include either of these. <br />2. Lot widths shall be measured at the setback line. <br />3. The lots abutting CSAH 54 and I-35E shall have greater depth. <br />4. Staff would not recommend side yard setbacks less than 7.5 ft for both principal <br />and arterial structures. <br /> <br />Building Design Standards <br /> <br />More information is required regarding the proposed building design standards for both <br />the senior building and single family. Photos of the proposed single family homes were <br />provided. It does not appear the homes meet the minimum standards of the R-2, Two <br />Family District in regards to protruding garages and front porch widths. No building <br />elevations or photos of the senior building were provided. <br /> <br />Staff Comment: <br /> <br />1.
