6 <br /> <br />Streets and Alleys <br /> <br />Both lots are served by West Shadow Lake Road which is being has been reconstructed and <br />municipal water and sanitary sewer is being has been installed. The existing road has 60 feet of <br />right -of-way and the paved road surface is 26 feet wide with ribbon curb. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least 5 and 10 feet wide are provided along all lot <br />lines. The wetland and stormwater basin shall be has been covered by a drainage and utility <br />easement that includes a 10 foot buffer. <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />Per the Site Drainage Narrative prepared by Plow Engineering, Inc. dated July 1, 2019 May 29, <br />2020, there are 3 areas of discharge from the site (one to the north and 2 to the east). The <br />existing fire pit will be removed and a small basin will be constructed in the area adjacent to the <br />fire pit. Per WSB Engineering letter dated September 24, 2019, new impervious area from the <br />site is all routed to the east towards Reshanau Lake. The new impervious surface is less than <br />10,000 square feet, and all runoff from new impervious will run over a pervious surface prior to <br />leaving the site, therefore no water quality treatment will be required as a result of the <br />additional impervious surface from the single -family residential development. Side yard <br />drainage ways are required. <br /> <br />Utilities <br /> <br />Sanitary Sewer <br /> <br />A 3” sanitary sewer force main is being has been installed along West Shadow Lake Drive. <br />The existing house shall hook up upon availability. The new house shall hook -up upon <br />construction. The existing septic drain field shall be removed. <br /> <br />Watermain <br /> <br />An 8” DIP watermain is being has been installed along West Shadow Lake Drive. The existing <br />house shall hook up upon availability. The new house shall hook -up upon construction. The <br />existing well may be used for irrigation only or shall be properly capped and abandoned. <br /> <br />Public Land Dedication <br /> <br />The City will require cash in lieu of land dedication for the new lot. The lot with the existing <br />house will not be charged a park dedication fee. <br /> <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2020 Park Dedication Fee $3,150
