Standing <br />seam provides a higher aesthetic value with less maintenance. Exposed fastener systems <br />require proper installation and more maintenance. Metals roofs expand and contract. A <br />standing seam allows the metal panels to glide back and forth and expand and contract freely. <br />An exposed fastener is screwed through the metal and does not allow for <br />expansion/contraction. Instead the fasteners shift, loosen and potentially leak. Exposed <br />fasteners require additional maintenance to tighten or replace the screws every few years. <br /> <br />Staff does not recommend implementing setback standards or differing zoning districts. <br />Inevitably, if we require a 50 ft setback, an applicant will apply for a variance because they <br />only have a 40 ft setback. The City also has several rural residential subdivisions. If the <br />Council feels single family homes should be allowed to have metal roofs with exposed <br />fasteners then staff recommends the text amendment proposed by the Planning & Zoning <br />Board. <br /> <br />RECOMMENDATION <br /> <br />Staff presents the 1 st Reading of Ordinance No. 06-20. <br /> <br />ATTACHMENTS <br /> <br />1.
