2 <br /> <br />• Should we limit exposed fasteners to just rurally zoned properties vs residential <br />neighborhoods? <br /> <br />The Council further discussed at the December 7th Work Session. <br /> <br />ANALYSIS <br /> <br />The City Zoning Ordinanc e currently allows for standing seam metal roofs as follows: <br /> <br />§ 1007.043 GENERAL BUILDING AND USE PROVISIONS. <br /> <br />(2) Building Type and Construction. <br /> <br />(a) Single Family Dwellings. All single family detached dwellings in the R, R -X, R- <br />1, R-1X, R-EC, and R-2 Dis tricts shall meet the following design criteria: <br /> <br />3. Single family dwellings shall have at least a four/twelve (4/12) roof pitch and <br />shall be covered with shingles or tiles or a standing seam metal roof. <br /> <br />The issue revolves around hidden fasteners (standing s eam) vs. exposed fastener metal roofs. <br />The City ordinance clearly states a standing seam metal roof is allowed on single family <br />dwellings. The Planning & Zoning Board wanted to consider both hidden and exposed fastener <br />systems on single family dwellings. <br /> <br />Staff researched neighboring community zoning ordinances and found varying requirements <br />from not allowing any metal roofs on single family homes (e.g. Andover, Anoka, Forest Lake) <br />to allowing only standing seam (e.g. Shoreview) to allowing standing seam with restrictions <br />(e.g. Blaine). The City of Hugo does not address metal roofs at all. Some communities also <br />differentiate between residential, commercial and industrial uses. <br /> <br />The pros and cons of hidden fasteners vs. exposed fasteners differ.
