ANALYSIS <br />General Site Characteristics <br />Paul Selbitschka owns the 0.7 acre site. Per the applicant's narrative, the proposed plan <br />involves construction of a one-story, 4,125 square foot building that will replace the <br />existing automotive care facility at 550 Lilac Street. The building will include 6 auto <br />service bays, reception area, waiting area, employee break room, office, and restrooms. <br />The site will also have a parking lot with 25 stalls and one accessible stall. <br />Stormwater management will be accomplished with drainage ditches and infiltration <br />ponds around the perimeter. <br />The applicant is hoping to begin construction in the spring of 2022 and complete <br />construction in the summer of 2022. <br />Land Cover <br />Pre -settlement land cover (Marschner) was oak openings and barrens, an interface area <br />between prairie and woodland with scattered oaks, prairie species, and woodland <br />understory species. <br />Current land cover (Minnesota Land Cover Classification System) on the site includes <br />buildings and pavement with 76-90% impervious cover, and oak forest or woodland with <br />11-25% impervious cover. <br />Species present on the site today include Siberian elms, quaking aspen, cottonwood, <br />green ash, and spotted knapweed. <br />Rare, Unique, or Significant Resources <br />There are no rare, unique, or significant resources indicated on site. <br />Soils <br />The site is relatively flat with elevations ranging from 813.5 to 816.5 ft. <br />The soil is Soderville fine sand, hydrologic group A. This soil is moderately well <br />drained, has negligible runoff, and is strongly acidic. Group A soils have a high <br />infiltration rate. <br />Two soil borings were performed. These borings are used to determine excavation <br />depths for the portions of the site that will have buildings, pavement, or utilities added. <br />The excavations remove vegetation, topsoil, organic soils, soft clays and other unsuitable <br />soils to prepare for soil corrections that will be suitable for construction. <br />2 <br />
