There was no bedrock encountered to depths tested. Groundwater was detected at <br />roughly 12.5 feet in both soil borings. Fill material was found above sand, potentially <br />due to the location of the house that was previously located on the parcel. <br />Stormwater Management <br />The stormwater management plan has been submitted as drainage calculations and <br />stormwater features indicated on the civil plans and the erosion control plan provided. <br />Stormwater management will receive a full review by the Engineering Department. The <br />following summary review is based upon the same stormwater management plan. <br />Currently, the site is nearly all pervious surface, with stormwater infiltrating into the <br />sandy soil. <br />The proposed conditions include 19,615 sq. ft. (64%) of the 30,480 sq. ft. becoming <br />impervious. General Business District zoning allows for 75% impervious surface. <br />Stormwater will be managed by infiltration into drainage and infiltration ponds that <br />encircle the entire site. Overflow will enter the city stormwater system and ultimately <br />head to stormwater ponds in the southeast corner of Lino Park. <br />Per the drainage calculations submitted, the runoff rates for 2-, 10-, and 100-year storms <br />under the proposed conditions will be less than the runoff rates for the existing <br />conditions, thus meeting requirements. <br />-YK _u I dR L. Final stabilization is set to commence within <br />48 hours after final grade is established. <br />3 <br />
