Ms. Katie Larsen <br />12/1 /2021 <br />Page 3 <br />Post -development stormwater discharge rates are less than the pre -development rates. <br />• Water Supply <br />There is existing 8-inch diameter ductile iron pipe (DIP) watermain located in the <br />northwest corner of the intersection of Main Street (CSAH 14) and 241h Avenue. The City <br />of Lino Lakes Comprehensive Plan designates trunk watermain extending along a future <br />road extension west of the site. Staff has evaluated the need for the trunk line to go <br />through this site to meet anticipated fire flow needs. <br />The applicant is proposing an 8-inch diameter DIP watermain to serve the development. <br />The watermain will extend north along 24thAvenue and then to the west along the <br />proposed Rosemary Way and dead end at the end of the proposed road. The applicant <br />currently shows 8" watermain stubs to each lot to provide service to the buildings. <br />Comments: <br />1. Watermain along Rosemary Way and 241h Avenue shall be 12" in diameter. <br />Plan revised. <br />Applicant to update final Belland Farms plans to show impacts to 24th Avenue N <br />from connecting to the existing watermain and installing the new gate valve. <br />2. Applicant is responsible for verifying water suppression needs for the buildings. <br />Potential looping within the sites may be necessary. <br />Noted. <br />3. All watermain stubs shall end with a temporary hydrant and gate valve. Do not <br />include gate valves on the stub legs of the watermain. Permanent gate valves <br />will be installed when the watermain is extended in the future. <br />Plan revised. <br />4. The Deputy Director of Public Safety - Fire division will review the hydrant <br />layout. <br />Noted. <br />5. Applicant to add a gate valve just east of the pipe line easement. <br />6.
