Ms. Katie Larsen <br />12/1 /2021 <br />Page 4 <br />Sanitary Sewer <br />There is an existing 27-inch diameter poly -vinyl chloride (PVC) Metropolitan Council <br />interceptor line located in the northwest corner of the intersection of Main Street (CSAH <br />14) and 241" Avenue. The invert of the stub is approximately 899.93 and is to be field <br />verified. The City of Lino Lakes Comprehensive Plan designates a trunk sanitarysewer <br />line to go through this site. <br />The applicant is proposing to extend the 27-inch line to the north and then serve the <br />development with 8-inch diameter PVC sanitary sewer. Two 8-inch diameter sanitary <br />stubs are proposed to serve the proposed buildings. <br />Comments: <br />1 AnnliGant to install 27_iRGh diameter sewer alGRg P.,semary Way. The f itywill <br />cover the c66-fis Orthe sanitary <br />Plan r or! <br />2. Applicant to add City Standard Detail SAN-4 for drop manholes. <br />Detail included on Belland Farms final construction plans. <br />Applicant to review if drop manholes are necessary. City staff recommends installing <br />wyes to connect the services directly to the main lines. <br />3. Maanlrheies shall IGGated within a pipeline easemepr <br />Plan revised <br />6. Applicant shall install sanitary sewer within the Rosemary Way alignment all <br />the way to the westerly property line with this project. Trunk credit will be <br />applied. <br />7. Applicant to revise the profile view pipe label for the stub out of MH 4. This <br />pipe should be SDR 26. <br />• Transportation <br />Rosemary Way is proposed to be 32-ft wide from the back of curb to the back of curb. The <br />entrances to the parking lots are proposed to be 24-ft wide from the back of curb to the back of <br />curb. Rosemary Way used to access the site will be accessed from 24t" Avenue and will extend <br />to either the north or south to eventually connect to Otter Lake Rd. 24t" Avenue is a local road <br />that can handle the traffic from this development. It is a right in/right out at Main Street (CSAH <br />14). <br />A specific Traffic Study was not completed for the proposed site. A Traffic Study is recommended <br />for any future development of this area. <br />Comments: <br />1. Applicant shall show the existing location of Rosemary Wayon the east side of <br />24AII-Aven4e, <br />Belland Farms & Associated Eye Care Partners Engineering Review <br />
