The water service will connect into an existing stub from Blue Heron Drive and <br />will be located under the parking lot. <br />Comments: <br />1. The City of Lino Lakes does not allow PVC water services. <br />2. Applicant to verify fire suppression needs. A hydrant flow test may be required. <br />3. The Deputy Director of Public Safety - Fire division will require that a fire <br />hydrant is installed near the proposed building. <br />• Sanitary Sewer <br />There is an existing 10-inch diameter poly -vinyl chloride (PVC) located along Blue Heron <br />Drive and Hodgson Road (CSAH 49) adjacent to the site. <br />The applicant is proposing a 6-inch diameter PVC sanitary service to serve the proposed <br />building. The sanitary service will connect into an existing stub from Blue Heron Drive and <br />will be located under the parking lot. <br />Staff do not have any comments at this time. <br />• Transportation <br />This site is located at the southwest corner of Hodgson Road (CSAH 49) and Blue Heron <br />Drive. The entrance to the parking lot is located on Blue Heron Drive and is proposed to be <br />25-ft wide from the back of curb to the back of curb. Blue Heron Drive is a local road and <br />Hodgson Road (CSAH 49) is a county state aid highway. Both roads can accommodate the <br />traffic from this development. A specific Traffic Study was not completed for the proposed <br />site. <br />Staff do not have any comments at this time. <br />• Wetlands and Mitigation Plan <br />Jacobson Environmental, PLLC (Jacobson) delineated the wetlands on site in June of <br />2018. There is one wetland located on the north side of the site. The wetland is a Type 2/6 <br />wet meadow/ shrub swamp and is approximately 0.015 acres. The project area is within <br />the Wetland Management Corridor (WMC) and is located within the Lino Lakes <br />Comprehensive Wetland Protection and Management Plan (CWPMP). <br />Comments: <br />1. Applicant to include a vegetated buffer with an average width of 50 ft and a <br />minimum width of 25 ft as required per Rice Creek Watershed District rules. A <br />minimum 10-ft wide drainage and utility easement is required above the <br />delineated wetland. <br />• Landscaping <br />The applicant is proposing to establish turf on the site with turf sod and native grass <br />seeds. <br />MTO Properties — Thrivent Financial Engineering Review <br />
