Ms. Katie Larsen <br />12/1 /2021 <br />Page 4 <br />Comments: <br />1. Native grass seed mixes shall meet the requirements of the City of Lino Lakes <br />Native Plant Establishment Policy. This policy is included in Division 2 of the <br />City of Lino Lakes Standard Specifications. <br />• Floodplain <br />The property is not shown within the current FEMA floodplain. <br />• Drainage and Utility Easements <br />The Hodgson Road (CSAH 49) right-of-way varies between 100-ft and 125-ft wide and the <br />Blue Heron right-of-way is 50-ft wide. <br />Drainage and utility easements are proposed to be 10-ft wide around the property lines and <br />a drainage and utility easement is proposed in the northwest corner of the site adjacent to <br />the existing wetland. <br />Comments: <br />1. A Drainage and Utility Easement shall be platted around the footprint of the proposed <br />Infiltration Basins. <br />2. A minimum 10-ft wide drainage and utility easement is required above the delineated <br />wetland where not already covered by the D&U for the infiltration basin. <br />00 Development Agreement <br />A Development Agreement will be required with the final plat. <br />00 Grading Agreement <br />A Grading Agreement is not applicable at this time. <br />co Stormwater Maintenance Agreement <br />The applicant is required to execute a declaration for stormwater maintenance. <br />00 Permits Required <br />1. NPDES General Construction Permit <br />2. City of Lino Lakes Zoning Permit for Grading <br />3. Rice Creek Watershed Permit <br />4.
