MTO PROPERTIES - THRIVENT FINANCIAL <br />NARRATIVE <br />11.8.21 <br />MTO properties is developing a 1.02 acre parcel, located on the North East intersection of Hodgson <br />Road and Blue Herron Drive. The site is presently, undeveloped, with 0.01 acres of wetland and 0.2 <br />acres Row easement. Total size of parcel is 1.02 Acres or 44, 258 Square Feet. Existing overstory <br />vegetation is predominately Cottonwood Trees. <br />The parcel is zoned NB — Neighborhood Business. The structure will house a local Thriven Financial <br />Office. Business uses, are an approved use in the NB zoning district. <br />All setbacks for the NB zoning district are met, including the special provision for a 35'-0" neighboring <br />residential setback. All setbacks are also met for the parking area. <br />The building footprint is 2873 square feet in size. The parking requirements for a facility this size is 17 <br />stalls. 20 Stalls are provided, for the facility. <br />The total hard surface consisting of building, parking paving, curbing, sidewalks, patio, and trash <br />enclosure is 10,731 square feet or 24.24 % hard surface. This is below the 65% maximum hard surface <br />requirement required by zoning. The storm water will be treated with a ponding element on the north <br />side of the building structure. The drainage is currently in the Rice Creek, approval process. Please refer <br />to the Drainage Narrative for additional information. <br />A 6" PVC watermain will feed the building from an existing stub off Blue Heron Drive. A 6" Sanitary <br />sewer line will attach to an existing sanitary off of Blue Heron as well. The building will be sprinklered, <br />as required by the city. <br />The building exteriors consists of a blend of Faux Stone, EIFS, Hardy Board Lap siding, Metal Siding, and <br />timber structures. The roofs have varying pitches and are anticipated to be architectural — asphalt <br />shingles and a complimenting color standing seam metal roofing (budget permitting). Colors of <br />materials are shown in the exterior elevations, and are predominantly natural tones. <br />The building is a slab on grade wood framed structure with pitched roofs. The height to the tallest point <br />on the entire structure is 21'-1" to finished floor or an approximate of height of 23'-6" to grade, this is <br />lower than the NB zoning maximum height of 35'-0". The soffit facia height is approximately 10'-0" <br />above the floor line, this is intended to give the structure a slightly larger or commercial profile without <br />overwhelming the residential neighborhood. The building will have one main entry on the South and <br />another entry / exit to the patio on the north. Both entry/ exit points will be ADA accessible. <br />The site is to have two auxiliary structures a monument sign. The monument sign will have a base <br />constructure of materials consistent with the main building. The sign will be by a separate permit, so <br />size, lettering, lighting etc. will be reviewed at the time of the signage permitting. <br />
