Large trees within 7' of hardscape = 5 trees @ 600 sq. ft. each = 3,000 sq. ft. <br />Medium tree within 7' of hardscape = 1 tree @ 250 sq. ft. = 250 sq. ft. <br />Medium tree with hardscape on 3 sides = 1 tree @ 500 sq. ft. = 500 sq. ft. <br />Canopy cover requirements have not been met. <br />Foundation Landscaping <br />The purpose of these standards is to soften and enhance building architecture, define <br />access points, add color and seasonal interest, and to blend buildings in with the natural <br />environment. These standards apply to building fronts and sides facing public or private <br />streets. Per ordinance, 2 large trees and 6 large shrubs are required per 100 linear feet of <br />building. These plants should be within 30 feet of the building. <br />The following substitutions are allowable: <br />1 large tree = 1.5 medium or 2 small trees <br />1 large shrub = 1.5 medium or 3 small shrubs <br />For 55 linear feet of applicable foundation (the building front), 1 large tree and 3 large <br />shrubs (or acceptable substitutes) are required. The plans indicate 1 large tree within 30 <br />feet of the building, but it is not on the applicable side. <br />The foundation landscape requirements have not been met. <br />Sod and Ground Cover Standards <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed <br />may be provided in lieu of sod in certain cases, including when the area is adjacent to <br />natural areas or wetlands. <br />The Landscape Plan indicates an approximately 3-foot strip of sod around the entire <br />parking lot and right-of-way area abutting Lake Drive. The C7 details page indicates <br />MnDOT 25-131 will be used. This should be clarified. <br />The stormwater management areas will be seeded with Mn DOT 33-261, a mix of native <br />grasses and forbs for use around stormwater ponds. The C7 details page indicates <br />MnDOT 33-262 will be used. This should also be clarified. <br />All areas with trees, shrubs, and turf will be irrigated. <br />Signage <br />A Sign Permit Application and sign plans shall be submitted for any wall or ground <br />mount signage. <br />
