New Building <br />O One story, 4,125 square feet building <br />O Building includes reception area, waiting area, employee break room, office, and toilets <br />O Building includes six auto service bays <br />O Split face concrete block exterior walls <br />O Beautiful and durable masonry finish inside and out <br />O Building is fully sprinklered according to 2020 Minnesota State Building Code requirements <br />O Meets stringent energy code requirements <br />O Flat roof with membrane roofing and scuppers thru exterior wall <br />O Aluminum entrance doors and windows in customer area <br />O Insulated steel doors and overhead doors in shop area <br />O Construction start in spring 2022 and completion in summer 2022 <br />Outside Mechanical Equipment <br />O All the building and auto service equipment used by the business will be located within the <br />Mechanical/Electrical room and the Repair Area inside the building. <br />O A low profile air handler unit, approximately 6 feet long, 4 feet wide, and 3 feet high, will be <br />mounted on the roof of the building with its top approximately two feet above the roof parapet <br />elevation. The air handler will be located approximately 20 feet from the west, north, and south <br />parapet walls of the building. With this height and and location, the topmost point of the air <br />handler is visible only at distances greater than 150 feet from the building for an average viewer <br />eye height of five feet above finish floor. The top one foot of the air handler unit is only visible <br />to viewers at a distance of approximately 300 feet from the building. This rooftop unit is cleanly <br />constructed and creates little if any distraction to the building or surroundings. <br />Garbage Enclosure <br />O Plans and elevations for the garbage enclosure located at the northeast corner of the site have <br />been provided. The materials and finishes for this structure match the new building. <br />Oils and Fluids <br />O Our project includes an oil / water separator to remove fuel and oil from water draining from <br />floor of the Repair Area. This component will be serviced on an as needed basis. <br />O Used oils such as motor oil, transmission fluid, and differential gear oil are collected in rolling <br />floor drains (18 gallons each) and pumped into a 500 gallon waste oil tank. This waste oil is then <br />collected and disposed of by EPA approved waste oil disposal companies. The Owner currently <br />use East Side Oil Company for this purpose. In winter months, the Owner burns the waste oil to <br />provide heat for the Repair Area. <br />Page 2of3 <br />
