The outlot was platted in <br />1985 and zoned for commercial development. The original commercial concept was a <br />convenience store. In 1996, Council approved a site plan and conditional use permit for a Lino <br />Lakes Family Dentistry to build a dentist office on the site. That project never moved forward. <br />Existing Site Conditions <br />The one (1) acre site is located in the southwest corner of CSAH 49 (Hodgson Road) and Blue <br />Heron Drive. The site is currently vacant commercial land with grass and light wooded area. <br />The site consists of poorly graded sands and poorly graded sands with silt. The recorded water <br />table is 881.90EL. Topography is general flat. Wetlands exist on the northwest end of the site. <br />Zoning and Land Use <br />The parcel is zoned NB, Neighborhood Business District and allows for office business -general <br />as a permitted use. The City's zoning map shows the parcel with a PDO, Planned Development <br />Overlay; however, rezoning Ordinance No. 09-88 states "All of the subdivision of Rice Lake <br />Estates except Outlot A" shall be rezoned to PUD, Planned Unit Development.
